Location
The project site consists of a former golf course located at 451 Vine Hill Way on the southwest corner of the intersection between Vine Hill Way and Rolling Hill Way. The project site is approximately 26.77 acres and is located approximately one-half mile south of Highway 4.
Project Description
The Traditions at the Meadows project was originally a 92-unit residential subdivision known as the "Vine Hill Residential Project". The project applicant had requested approval of the vesting tentative map, preliminary grading and drainage plan, preliminary utility plan, preliminary stormwater control plan, a preliminary tree removal and demolition plan, and a conceptual landscape plan.

Status
On July 10, 2019, the City of Martinez, DeNova Homes, Inc., Civic Martinez LLC, Meadow Creek Group LLC, Friends of Pine Meadow, and Martinez residents Tim Platt, Kerry Kilmer and Mark Thomson reached agreement on a settlement of all outstanding disputes about the disposition of the former Pine Meadow Golf Course. The parties to the lawsuits agreed to a settlement which deletes 27 lots from the development and creates four parcels totaling approximately nine acres to be dedicated for open space and/or park purposes.
On July 17, 2019, City Council adopted a Vesting Tentative Map approving 65 single family residential lots and four lots to be designated as open space and recreational facilities. On October 2, 2019, the City Council unanimously approved the requested General Plan map amendments and rezoning of the property.
Traditions is currently in the construction phase. In late 2022, De Nova Homes began submitting building permit applications for the development, and the first building permits were issued in January 2023. By March 2023, 30 building permits for single-family homes were issued. It is anticipated that the remaining 35 building permits will be issued by July 2023.
